We believe good property management provides peace of mind to owners, they know that they can trust Alba to look after their home as if it were their own. Alba have several years of experience managing properties in this area and therefore have a wealth of local knowledge and work with an established reliable network of local trades people. They have worked with Europeans and Turkish alike and can appreciate the variances in culture and taste.

As everybody’s needs and wishes for their property are different we have a basic management package that can then be adapted to meet these various requirements.

  • Payment of all regular bills eg. Electricity, water, internet/telephone, property tax.
  • Arrange annual insurance and DASK.
  • Regular security check when the property is vacant and especially after bad weather.
  • Prepare and present statement of account on regular basis.
  • Monitoring gardener/poolman’s duties, if applicable, and communicating with them on behalf of the owner. We can also manage the payment of the gardener/poolman and any other staff the owner retains.
  • Arrange purchase and delivery of pool chemicals, if applicable.
  • Prepare the property for guests – airing and arranging cleaning. Cleaning costs are dependent on the size of the property.
  • Arranging and overseeing any services required – plumber, electrician etc. as and when necessary.
  • If needed, undertake any urgent maintenance work whilst the owner is absent.

  • Ensuring that the pool system is kept clean and in working order.
  • Checking the chemical and chlorine levels of the pool and ensuring that they are kept within the standard.
  • Watering, planting and pruning of the garden as necessary to ensure it is presentable.
  • Payment of outside/communal water and electricity, if applicable.
  • Ensuring outside/communal areas are tidy and clean and all outside lighting is operational.

This is on an ad hoc basis, dependent on individual needs or circumstances.

Assistance can be provided on maintenance projects or jobs of various sizes or scope. We will provide proposals with quotes for the job including details of what is involved. The proposals will include a detailed project plan and scheduled timeline.

Once a proposal has been accepted the owner will be notified to confirm start date. If the owners are not in situ then they will be kept informed at all stages of the job and photos will be sent so that that owners are kept up to date with the progress and confirm that it is in line with their expectations. We use a trusted group of skilled and experienced trades people on projects.

We can manage holiday rentals for owners. There are two options for rental management – in-resort management or we can also act as an agent, carrying out advertising and managing rental sales.

Owners who arrange their own bookings or have their own agent arrangement then we can simply provide in-resort management for their rentals. This service includes the following:

  • Arranging the cleaning of the property – including midstay if this is provided by the owner.
  • Arranging laundry.
  • Pre-arrival check of property – ensuring that the property is in order before guests arrival, outside furniture, bedlinen and towels etc are ready.
  • Meet and greet of guests to handover the key if required or if keybox in place then visitng the guests upon arrival and ensuring all is in order and establishing a point of contact.
  • We are on call 24/7 whilst guests are in resort should they have any issues or queries.
  • We carry out an inspection of the property when the guests are departing, notifying owners of any damages and replace of wear and tear items (i.e. glasses, crockery etc).

We can assist owners with short or long term rentals of their properties. Long term rentals are generally contracted through local word of mouth or walk-ins. For short term or holiday rentals we will advertise your property on websites (Holiday Lettings, Owners Direct, Airbnb etc) and manage enquiries. We will also feature the property on our website. We will manage the bookings and deal with any pre-departure queries; directions to the property, about the property’s amenities, airport transfers, where the nearest beach is etc. This service is provided on basis of a sales commission.

We can arrange airport transfers and car hire for owners and their guests. If necessary, we are also able to assist with arranging transport for day trips or minibus hire for larger parties when they are in resort.

Some owners like to leave a couple of basic supplies in the property for their guests and visitors. When guests arrive at their holiday property after a 12hours journey it’s nice for them to be able to have a cup of tea and a sandwich or to wake up on the first morning with enough supplies to prepare breakfast without having to worry about where the shops are.We have two standard types of welcome package, as outlined below, however we can supplement or adapt these to individual preferences.

Classic Package

Water, milk, juice, eggs, bread, jam, butter, tomatoes, biscuits, tea, coffee, sugar, washing detergent, cloths, toilet roll and hand soap.

Superior Package

Water, milk, juice, wine or beer, eggs, bread, jam, butter, tomatoes, biscuits, seasonal fruit, cheese, tea, coffee, sugar, washing detergent, cloths, toilet roll and hand soap.

We are able to assist with arranging various other services that the owners or their guests may require. The following list is an example of what we can arrange but this is not limited.

  • Baby and childrens’ equipment – baby beds, high chairs, babysitting.
